Restoring Portside Towers

Portside Towers is a luxury high-rise apartment community located on Jersey City’s Gold Coast. The two high-rise, tiered towers overlook the Hudson River and boast spectacular views of the Manhattan skyline.

Over time, however, the relentless forces of weather gradually undermined the integrity of the original waterproofing system. Rainwater on balconies was leaking into apartment units below. The wall flashing was also compromised and leaking.

The property management team sprang into action and selected Valcourt Building Services for the large-scale waterproofing and restoration project.

Valcourt devoted 36 highly trained field personnel to the project, along with an onsite management team. Teams mobilized on one tower at a time to minimize disruption to residents.

The massive amount of demolition and debris removal from the balconies, and the complexity of the repairs, required a carefully planned schedule of repair work that was communicated to tenants in real-time to keep them informed.

Intricate, detailed restoration work included all aspects of waterproofing—liquid waterproofing, membrane waterproofing, tin-zinc-coated copper flashing, brick removal and replacement, window caulking, air conditioning grille replacement, and deck removal with pedestal paver installation.

Through careful coordination with the property management team, engineering firm, and tenants, Valcourt was able to get the job done on time with minimal disruptions. Both our client and the tenants of Portside Towers were highly satisfied with the results.
